Eviction notice due? Notify tenants from your desk.

Statutes checked October 29, 2026

Direct answer: Your tenant is sent the notice in writing at the rental address, and we print and mail it by Certified Mail or First-Class once you approve. Whether mail counts as delivery depends on your state's statute: Texas lists certified mail, Florida says mailing, and California pairs a mailed copy with another step.

Which states let an eviction notice go by mail?

It depends on the statute. Here is what three state statutes say, read on October 29, 2026:

  • Texas. Property Code section 24.005(f-3) says a notice to vacate "must be delivered using at least one of the following methods," and the first is "mail, including first class mail, registered mail, certified mail, or a delivery service." See Texas eviction notice? Send it Certified.
  • Florida. Statutes section 83.56(4) says delivery of the written notices "shall be by mailing, delivering a true copy thereof, e-mailing in accordance with s. 83.505, or, if the tenant is absent from the premises, by leaving a copy thereof at the residence." See Florida eviction notice? Send it Certified.
  • California. Code of Civil Procedure section 1162 lists personal delivery, or leaving a copy with a person of suitable age and discretion or posting it, each paired with "sending a copy through the mail." Mail never stands alone there. See California eviction notice? Notify tenants before filing.

Your lease, local rules and facts matter, so check with an attorney or your court before you rely on any of it.

What about a 3-day notice?

Many eviction notices are 3-day notices. Three days is shorter than USPS First-Class Mail's 1-5 business days (USPS), so where a 3-day notice is served by hand or posting, mail is the follow-up copy. See 3-day notice posted? Tell tenants, skip the lines.

Certified or First-Class for an eviction notice?

Certified Mail gives you a USPS record that the piece was mailed and USPS tracking events. First-Class Mail costs less but has no tracking record. Neither guarantees delivery, and USPS delivery times vary. Certified Mail is $1.15 plus the current USPS Certified Mail fee, which USPS publishes in Notice 123. You see the full price before you approve. We don't offer paper Return Receipt yet. If a statute calls for a return receipt, your attorney can confirm the method for that piece.

How do you send it with USMail.ai?

You upload. You approve. We produce. Upload the notice you wrote as a PDF or document and type the tenant's address. Pick Certified Mail or First-Class, check the proof and the full price, and approve. A person always approves; nothing prints before that. We print, envelope and hand it to USPS. From our own production floor: we print, envelope and hand each piece to USPS, and you see the proof and the full price before you approve. Every address comes from you. We check every address before mailing, and the AI never suggests or adds one. If plans change, you can unapprove an approved job before its mail date, and the money goes back on your meter balance, not your card.

Letters starting at $1.15, postage included. For a one-page, single-sided, black-and-white First-Class letter. USMail.ai is an AI print-to-mail platform, not USPS.

Where are the state pages?

Each state page quotes its statute and links its state hub: Texas and California.

What should you keep for your records?

Keep a copy of the notice exactly as you approved it, the date you approved the job, and the mail date. If you chose Certified Mail, save the USPS tracking events as they post. Those records show what you sent and when it went to USPS. They don't prove what the tenant received, and we don't promise how a court will treat them. If you send the same notice to more than one adult on the lease, give each person their own letter with their own name and address, so every record matches one person. Your attorney or your court's self-help center can tell you what to bring if the case goes forward.
