Direct answer: Your tenant is sent the notice to vacate in writing, and we print and mail it Certified once you approve. Texas Property Code section 24.005(f-3) lists "mail, including first class mail, registered mail, certified mail, or a delivery service" as one way to deliver it. You upload the notice, check the price and approve.

What does the Texas statute say about mailing?

Texas Property Code section 24.005, subsection (f-3), says a notice required by that section "must be delivered using at least one of the following methods": (1) "mail, including first class mail, registered mail, certified mail, or a delivery service"; (2) "delivery to the inside of the premises, in a conspicuous place"; (3) "hand delivery to any tenant of the premises who is 16 years of age or older"; or (4) "if the parties have agreed in writing, electronic communication, including e-mail or other electronic means." Subsection (f-4) says (f-3) "does not apply if the tenant actually receives the notice." The statute lists certified mail and first class mail side by side and doesn't rank them.

How much notice does Texas require?

Subsection (a) says the landlord "must give a tenant who defaults or holds over beyond the end of the rental term or renewal period at least three days' written notice to vacate the premises before the landlord files a forcible detainer suit, unless the parties have contracted for a shorter or longer notice period in a written lease or agreement." For a tenant behind only on rent who wasn't late before that month, the notice "shall be given in the form of a notice to pay rent or vacate." Section 24.0042 says a period "does not include the day of the event that begins the period" and, if the last day is a weekend or holiday, extends it to "the next day that is not a Saturday, Sunday, or state or federal holiday." USPS delivery times vary, so mail early enough.

Is there a second letter with its own mail rule?

Yes. Section 24.006(a) covers attorney's fees. The written demand to vacate "must be sent by registered mail or by certified mail, return receipt requested, at least 10 days before the date the suit is filed." We don't offer paper Return Receipt yet. For a demand that needs a return receipt, your attorney can confirm the method.

Certified or First-Class for a Texas notice to vacate?

Both are listed in (f-3). Certified Mail gives you a USPS mailing record and tracking events; First-Class costs less with no tracking record. Neither guarantees delivery. Certified Mail is $1.15 plus the current USPS Certified Mail fee, which USPS publishes in Notice 123. You see the full price before you approve.

How do you send it with USMail.ai?

You upload. You approve. We produce. Upload the notice you wrote, type the tenant's address, pick Certified Mail, check the proof and the full price, and approve. We print, envelope and hand it to USPS. From our own production floor: we print, envelope and hand each piece to USPS, and you see the proof and the full price before you approve. Every address comes from you. We check every address before mailing, and the AI never suggests or adds one. If plans change, you can unapprove an approved job before its mail date, and the money goes back on your meter balance, not your card.

Letters starting at $1.15, postage included. For a one-page, single-sided, black-and-white First-Class letter. USMail.ai is an AI print-to-mail platform, not USPS. More Texas pages are on the Texas state hub, and every state is on the eviction notices hub.

What should you keep for your records?

Keep a copy of the notice exactly as you approved it, the date you approved the job, and the mail date. If you chose Certified Mail, save the USPS tracking events as they post. Those records show what you sent and when it went to USPS. They don't prove what the tenant received, and we don't promise how a court will treat them. If you send the same notice to more than one adult on the lease, give each person their own letter with their own name and address, so every record matches one person. Your attorney or your court's self-help center can tell you what to bring if the case goes forward.
